Summary:
We are looking for a dynamic and results-oriented Construction Manager to oversee and manage construction projects from conception to completion.
The ideal candidate will possess strong leadership qualities, extensive knowledge of construction processes, and exceptional organizational and communication skills.
As the Construction Manager, you will be responsible for:
Functioning as the Construction Manager by soliciting, promoting, and safeguarding satisfactory and profitable long-term relationships with clients and vendors.
Managing the project lifecycle within the timeline requirements established with the Designer.
Managing and monitoring schedules and quality assurance guidelines to ensure projects are completed on time and effectively.
Maintaining, adjusting, and updating project plans and schedules as needed.
Consolidating, communicating, and managing all issues and risks affecting the project.
Communicating project status weekly to project participants and clients accurately and on time.
Preparing for construction by meeting with the designer and client.
Monitoring contractor and vendor performance during the construction buildout phase.
Maintaining and establishing construction schedules to allow for on-time completion.
Overseeing ordering and tracking of materials and equipment.
Visiting job site regularly to perform due diligence and monitor the quality assurance checklist throughout each phase of construction.
Addressing concerns and maintaining consistent follow-up on any outstanding issues.
If required, manage the permit and approval phase of the process to ensure all approvals are received prior to the construction phase.
Overseeing vendor bidding process and contract negotiations and ensuring companies' contract policies are followed.
Maintaining and monitoring the active selection of vendors and contractors.
Soliciting an adequate number of quality companies and contractors to maintain service levels needed for multiple projects.
Supporting company efforts by working closely with other departments to determine more effective processes and tools.
Leading internal and client-facing project kick-off, mid-point check-in, and close-out meetings.
Reviewing all construction dimensions, project notes, design sheets with scope documentation, and schedules to ensure clarity and that details are accurately depicted in preparation for upcoming projects.
Tracking and processing invoices for sub-contractors, vendors, and material providers.
Reviewing and processing invoice change orders with the client as needed.
Managing and updating project checklist.
Compiling and presenting job costing at the close of the project and reviewing with internal teams.
Participating in internal project and company meetings as requested.
Managing master construction schedule, document management, and software programs for efficiencies across all projects.
Managing internal warehouse and inventory staff to accommodate construction and staging projects.
Attending weekly scheduling meetings with Design Manager to ensure contractor scheduling efficiencies.
Readily responding to client complaints and comments in a manner that resolves the issue while maintaining company guidelines.

Bachelor's Degree or the equivalent of 7 years of industry experience.
Experience:

5-7 years of residential and commercial construction management experience with a high-quality design/build firm or multi-unit commercial environment.
SKILLS:
Must have the ability to effectively manage all aspects of company construction management.
Must possess the ability to work closely with diverse groups of people, including company employees at all levels, area subcontractors, owners, suppliers, representatives of government, and other outside professionals with whom the company deals on a regular basis.
Must understand all aspects of construction and be able to implement construction practices.
PHYSICAL:
Includes sitting, standing, walking, bending, kneeling, and use of hands and arms to operate office and construction equipment.
Must be able to pick up and carry 60 lb.

Familiar with safe handling and use of manual and power construction tools.
MENTAL:
Must be able to read, write and speak English fluently, knowledge of design disciplines a must.
An unencumbered, valid driver's license is required for this position.
Must be able to work under time and budgetary pressures to include a fast-paced, high-volume workflow.
Must possess computer literacy skills in Microsoft Office with various estimating, costing, and scheduling programs a plus.
WORKING CONDITIONS:
This person will work a portion of the time in the office, which is a smoke-free temperature-controlled environment with little noise.
The other time will be spent in the open, working and visiting client sites which can be hot in the summer and cold in the winter, hazardous, noisy, and dusty.
Other outside efforts entail picking up materials needed for job sites and visits to client homes or commercial projects, association meetings, or vendors which may require travel by automobile.
These locations are visited throughout the year and during all weather conditions.
