Lifestyle Communities seeks to hire a full time Estimator to join its Construction team at our corporate office in the Arena District. This role is responsible for estimating the projected construction project costs for each phase of Lifestyle Communities mixed-use residential and commercial projects.

Essentials job responsibilities include, but are not limited to:
Collects, projects and maintains construction estimated costs by continuously collecting, analyzing and evaluating information based historical construction costs evaluation of project documents.
Assists in preparing construction project budgets by studying construction plans, specified features and finishes and projects costs for each scope by means of quantitative plan take offs and assessment of projected unit costs.
Evaluates project costs at various stages of the project and produces budget comparisons
Obtains bids from vendors and subcontractors
Maintains historical cost data
Reports cost discrepancies through analysis.
Prepares reports by collecting, analyzing and summarizing information and trends and presents data as requested.
Prepares analysis of cost impacts based upon potential decision and or specification changed as needed.
Communicates and works closely with various internal departments/teams and external partners.
Develops bid packages by interpreting drawings and defining scopes of work
Actively seeks out subcontractors and manages them throughout the bidding process to ensure completeness of bids
Formulates requests for information to the design team in an effort to clarify discrepancies and lack of information
Communicates effectively with members of the design and construction team to understand intent of construction documents and field approach
Communicates drawing revisions and supplemental information with bidders
Manages value analysis and bid alternate process with bidders
Assists construction managers with subcontract award process
Qualified candidates will have earned a Bachelor's degree in Construction Management, Engineering or related discipline preferred. At least three (3) years of construction estimation work experience is highly desired. Strong mathematical, analytical, problem- solving and reporting skills needed. Proficiency in estimation and budget development at all phases of a project with varying amounts of available information is required. Strong knowledge and understanding of construction drawings and blueprints required. Ability to successfully negotiate and maintain vendor relationships required. Ability to work in a fast-paced, dynamic environment is imperative. Strong communication, documentation and listening skills essential. Proficiency with Microsoft Excel as well as the ability to learn internal software applications is required.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
